Comparing Island Resorts with City Hotels in One Group
Beach and city houses rarely share the same seasonality. Portfolio comparisons need shared definitions before they help ownership decide where to invest attention.
A Surat Thani resort and a Bangkok business hotel can sit under the same ownership and still refuse a simple ranking. Peak months differ. Booking windows differ. The mix of negotiated corporate rates versus leisure packages differs.
Before you rank contribution, agree what “comparable” means. Use the same calendar window. Separate rooms revenue from outlet revenue if outlets only exist at some houses. Note inventory differences — villas versus standard rooms change how ADR reads.
Channel mix deserves a dedicated slide. An island resort heavy on direct leisure bookings is not failing because its OTA share looks lower than the city property’s corporate portal volume. Context belongs next to every chart.
